This day marks the 1 year anniversary of the largest Hailstorm that has ever hit the Phoenix Metropolitan area. An estimated 500,000 buildings/homes have been damaged due to this storm in Phoenix, Scottsdale, Glendale, Peoria, Mesa, Gilbert, Chandler, Fountain Hills, Ahwatukee, Goodyear, Sun City, Moon Valley, Buckeye, Desert Ridge, Cave Creek, Lake Pleasant, Happy Valley, Arrowhead, Deer Valley, Avondale, Apache Junction, Queen Creek, and San Tan Valley. Thus far, just under half of these damaged roofs have been reported to the insurance companies; especially the commercial roofs. There are still over 250,000 roofs that are going to be replaced/repaired by insurance companies for free with no cost to the owner, with exception of the deductible, due to this natural disaster. Furthermore, the cities of Flagstaff and Tucson were recently hit by a couple of major Hailstorms with 2” diameter hail on the wave of storms that hit September 9th – 13th, 2011.
Most owners don’t know they have damage
We have inspected many roofs where friends/engineers/maintenance staff have told owners that “they don’t see any damage to the roof.” However, when we inspected the roof, we identified the damage to the roof and assisted owners in the insurance claim process to repair/replace the roof. Many owners may think that some damage is minor and will not be covered by insurance. However, if your roof was hit by the very large hail that hit on October 5th or September 10th, the life expectancy of your roof has been cut in half at the least. Imagine hitting your roof with a hammer a couple thousand times. With the major expansion and contraction caused by the Arizona summer heat, your roof will simply begin to deteriorate at a rapid rate. This will leave you with many leaks in the years to come and cost you large amounts of money out of your own pocket. The average cost for a re-roof in the state of Arizona (depending on the type of roof and substrate) is $3.00-$7.00 a square foot. This means if you have a 3,000 square foot roof, you can anticipate paying up to $21,000.00 or possibly more. If you have a 20,000 square foot roof, you can anticipate paying up to $140,000.00 or more out of your own pocket to restore your roof in the coming years as it rapidly falls apart.
