The Enemies of Your Las Vegas Roof

Las Vegas has many factors that can reduce the life of your roofing materials. It is worth your time to inspect your roof twice a year (and after each storm) because the cost of a complete roof replacement can be a significant investment.

Sun: Heat and ultraviolet rays cause roofing materials to deteriorate (bubble, buckle or crack) over time. Pay particular attention if your roof faces west or south, as these receive greater exposure. 

Rain: Rain (even gentle rain) can work its way under your roofing materials. The water can pool on the roof deck and cause the structure to rot. These dark, moist places are prime locations for mold and mildew to flourish, which can even more damage to your roofing materials and to the underlying structure. 

Wind: High winds can lift shingles' edges (or other roofing materials) and force water and debris underneath them. Extremely high winds can cause extensive damage.

Missing roof material: A single missing or torn roofing material allows moisture to the sub-structure of your roof and to the interior of your home. Missing or torn roofing material should be replaced immediately to prevent additional damage.

Roof material deterioration: When shingles or shakes are old and worn out, they curl, split and lose their waterproofing effectiveness. Weakened shingles, shakes and even tiles are easily blown off, torn or lifted by wind gusts. The end result is structural rot and interior damage.

Flashing deterioration: Flashing is placed around all perforations in your roof — chimneys, vents, skylights and wall/roof junctions. Missing or deterioated flashing can allow water to enter your home or office building and cause damage to walls, ceilings, insulation and electrical systems. 

Unwanted growths: Unwanted growths like moss and algae can flourish on moist wood shingles and shakes (and even on asphalt shingles). Once it grows, moss holds even more moisture to a roof system's surface, causing rot. The rot can extend into the sub-structure as well as into walls, roof joists and more.

Trees and leaves: Tree branches touching a roof will scratch and gouge roofing materials when the branches are blown by the wind. Falling branches from overhanging trees can damage, or even puncture, shingles and other roofing materials. Leaves on a roof system's surface retain moisture and cause rot, and leaves in the gutters block drainage.
